Sa Pag-ibig, wala nang Pasalo o Assume Balance. Ang ino-offer nila na option ay REPURCHASE, meaning bibilhin ng Buyer ang property na currently ay naka-mortgage sa Pag-ibig.
Mag-a-apply ang Buyer ng Housing Loan sa Pag-ibig para masalo o mabili nia ang ino-offer na property ng nagpapasalo.
Itong SPA na ito ay gagawin ng Seller o nagpapasalo, at pipirma rin ang Buyer.
Bakit kasama ang PAG-IBIG FUND as ATTORNEY-IN-FACT?
Kasama ang Pag-ibig kasi kasama ang Pag-ibig representative sa pag-process sa Register of Deeds. Hawak ng Pag-ibig ang Original Owner's Duplicate Certificate of Title ng property. Hahawakan nila ito at hindi nila ipagkakatiwala sa Buyer or Seller. Puede kasing mawala. Nag-iisa ang Original Owner's Duplicate Certificate of Title. At mahirap ang proseso ng replacement ng Owner's title. Kelangan pa ang court hearing.

FUND), a corporation duly organized and existing under the laws of the
Philippine government, with office and postal address at 409 Shaw Boulevard,
Mandaluyong City, and ANGELO MARO PUNO, married to Jean Torre Puno, both of legal age, Filipino,
with residence and postal address at B4 L4 Masaya Road, Meadow Homes, Muntinlupa City, Metro Manila, to be my
true and lawful ATTORNEY-IN-FACT, for me and in my name, place and

1. To process the transfer of ownership of the parcel of land
with improvements, covered by TRANSFER CERTIFICATE TITLE NO. 015-2018101645,
located at B5 L7 Marunong Road, South Road Homes, with an area of EIGHTY (80) SQUARE METERS, which is
currently mortgaged by me with PAG-IBIG FUND, to the name of the Buyer/Borrower, ANGELO MARO PUNO;
To process and submit all the documents required to transfer the ownership of the said parcel of land with improvements in the Bureau of Internal Revenue (BIR), Registry of Deeds, Assessor’s Office, Treasurer’s Office, and other offices/agencies;
To transact for me, sign for me and represent me in the BIR, Registry of Deeds, Assessor’s Office, Treasurer’s Office and other offices/agencies related to the transfer of the title of the aforesaid property;
To pay required taxes and fees;
To request for Tax Declarations in the Assessor’s Office and Certified True Copy of Titles in the Registry of Deeds;
To get and receive the Original Copy of the Title of the aforesaid property under the name of the Buyer/Borrower from the Registry of Deeds upon release.
